Ümraniye has emerged as Istanbul’s top-performing affordable suburb, beating out nearby Ataşehir and Üsküdar in price growth and transaction volume over the last 12 months, according to figures released this week by Endeksa. The average square metre price in Ümraniye jumped 18% to $1,850 between June 2025 and June 2026—well ahead of the citywide suburban average of 10% and still a fraction of the $2,500/sqm Istanbul average.

This data comes as local buyers and overseas investors steadily push up demand across the city, driven by persistent rental pressure, continuing interest in Turkey’s citizenship by investment program, and the urgent search for value beyond the expensive European-side core. With official inflation running high and economic uncertainty driving a shift to real assets, affordable up-and-coming districts like Ümraniye are seeing outsized attention from buyers priced out of central locations like Beşiktaş or Kadıköy.

Punitive Prices Elsewhere, Room to Run in Ümraniye

Ümraniye’s rise is no accident. The district – historically better known for its transport interchange than its lifestyle appeal – now boasts upgraded metro access via the Dudullu-Bostancı M8 line, flagship mixed-use developments like Canpark AVM, and proximity to the main arteries linking Anatolian-side neighbourhoods. According to data from TURYAP estate agency on Alemdağ Caddesi, demand is especially strong for new-build 2+1 apartments around the Şerifali and Ihlamurkuyu quarters, priced on average 25% lower than similar offerings in Ataşehir’s Ataşehir Atatürk Mahallesi.

Local amenities have also kept pace. The new Ümraniye Yamanevler municipal gym, recently opened by the district council, and several top-performing state schools such as Ümraniye Anadolu Lisesi have made the area increasingly attractive for upwardly mobile young families and commuters working in the Ataşehir finance district. Specialist agencies report a sharp rise in investment inquiries from Russian, Iranian, and Ukrainian nationals aiming to secure Turkish citizenship with off-plan purchases in freshly launched projects near Dudullu metro, where prices remain below $2,000/sqm—still affordable by city standards.

Double-Digit Growth Outspaces Neighbours

The numbers highlight a remarkable outperformance. According to Endeksa’s June 2026 market report, average sale prices in Üsküdar rose 8.7%, while Ataşehir registered a more modest 11.2% growth—less than two-thirds of Ümraniye’s 18%. Transaction counts in Ümraniye were up 22% year-on-year, compared to single-digit rises elsewhere. For entry-level buyers, a standard 100 sqm flat near Yamanevler metro is currently listed at around $185,000, whereas a similar home in Kadıköy’s Göztepe would fetch upwards of $265,000. Rental yields in Ümraniye remain a strong 4.4%—well above the Kadıköy average, according to data from REIDIN.

Neighbourhood infrastructure is also improving quickly. The ongoing expansion of Kayışdağı Caddesi and the recent renovation of Ümraniye Belediyesi Park have boosted livability. Local developer Asil Gayrimenkul confirms brisk sales at its new Camlı Evler compound, with most buyers citing value and commute convenience as top draws.

With the city bracing for further inward migration and global investors seeking realistic entry points, agents predict continued outperformance in Ümraniye’s mid-market segment through late 2026. For buyers willing to consider the Anatolian frontier, Ümraniye stands out as the last affordable ‘blue-chip’ on the Istanbul board.

For prospective buyers, experts recommend focusing on blocks within walkable distance to the Dudullu, Yamanevler, and Çakmak metro stations, or aiming for pre-launch sales in the burgeoning Şerifali corridor. As Istanbul’s urban sprawl intensifies and premium districts price out the middle class, Ümraniye’s combination of accessibility, relative affordability and rapid appreciation looks set to keep it at the front of the pack for months to come.
